A scope of work (SOW) is a formal document — or section of a proposal — that precisely defines all tasks, deliverables, exclusions, and responsibilities included in a flooring installation contract. In commercial flooring, the SOW is the foundation of every bid: it establishes what the contractor will do, what the contractor will not do, and under what conditions the work will be performed.
Ambiguous scope language is the primary cause of project disputes and margin erosion in commercial flooring. When a contractor's proposal says "install carpet tile throughout second floor" without specifying what floor prep is included, who moves the furniture, or what happens if the substrate has excessive moisture, the contractor assumes all the risk of those undefined conditions.
An explicit exclusions list is as important as the inclusions list. Common flooring bid exclusions include: asbestos abatement, concrete grinding beyond a defined allowance, moisture mitigation if emissions exceed a specified threshold, furniture moving, and work in areas not accessible during the bid site visit. Making exclusions explicit — rather than simply omitting them — prevents disputes when those conditions arise mid-project.
