Broadloom carpet is wall-to-wall carpet manufactured in wide continuous rolls, typically 12 feet wide (and sometimes 13'2" or 15' for specific commercial applications). "Broadloom" simply refers to the wide-loom manufacturing process, as opposed to the modular tile format. In commercial settings, broadloom carpet is most commonly used in hospitality (hotel guest rooms and corridors), executive offices, conference rooms, and healthcare patient rooms.
The choice between broadloom and carpet tile is driven by application requirements. Broadloom delivers a seamless, monolithic aesthetic without visible grout lines between tiles — important in environments where a residential or luxury feel is desired. It also tends to perform better acoustically in smaller rooms. However, it is significantly more difficult to replace when damaged, requires more complex installation in irregular spaces, and produces more waste on takeoff.
The most complex aspect of broadloom carpet estimation is seam planning — determining how the rolls will be cut and joined to cover a space with the minimum number of seams in the least visible locations. Seams should fall outside of traffic paths and away from doorways where possible. The seam plan directly determines total material quantity and waste percentage, which can vary widely based on room dimensions relative to the 12-foot roll width.
Broadloom is estimated in square yards (SY). Waste factor typically ranges from 10–20% depending on room configuration — rooms that are narrower or wider than a roll multiple generate significant waste. The seam plan must be developed before ordering to ensure accurate quantity calculations. Always order from the same dye lot to ensure color consistency across an entire installation.
