Luxury Vinyl Tile (LVT) is a multi-layer synthetic flooring product designed to realistically replicate the appearance of natural materials — hardwood, stone, ceramic tile — while offering superior durability and moisture resistance. LVT has become one of the most widely specified flooring products in commercial construction, appearing in healthcare, education, retail, hospitality, and office environments.

LVT Product Structure

A typical LVT product consists of four to five layers bonded together: a backing layer for stability, a core layer (often rigid or semi-rigid), a printed design film that creates the visual, a transparent wear layer that determines durability, and sometimes a factory-applied finish coat. The wear layer thickness — measured in mils — is the primary quality differentiator in commercial specifications, with 12-mil and 20-mil wear layers common in commercial settings.

LVT vs. LVP

LVT is manufactured in tile format (typically 12"×24" or 18"×18" squares), while LVP (Luxury Vinyl Plank) comes in longer, narrower planks that mimic hardwood boards. Both products use the same layered construction — the distinction is purely format. Many manufacturers offer both formats under the same product line, and estimators price and install them similarly.

Rigid Core LVT

Rigid core LVT — also called WPC (Wood Plastic Composite) or SPC (Stone Plastic Composite) — incorporates a dimensionally stable core that allows floating installation over minor subfloor imperfections. Rigid core products have largely replaced traditional flexible LVT in many commercial applications because they reduce floor prep requirements and are easier to install over existing flooring.

Estimating LVT

LVT is typically estimated by square foot. Waste factor ranges from 7–10% for straight layouts and 12–15% for diagonal or herringbone patterns. Adhesive requirements vary by product — fully adhered LVT requires approximately 1 gallon per 50–75 SF depending on adhesive type and substrate porosity.
